​Strategy

  • Acquire properties in SF most desirable neighborhood that are underdeveloped like having no garage, being below the height limit and having an outdated floor plan.
  • Have the liquidity available for a quick all cash purchase.
  • Strategize renovation plan to maximize the property value. The renovation ranges from a simple remodel to a full building expansion.
  • Quick execution of the plan by utilizing our own architect, engineering and general contractor. Complete development and turn it around within 18 – 48 months.
  • Monitor local market condition to stay current on the valuation of the property during the build process, while actively looking for the next project.
  • Start pre-marketing properties as soon as plan is approved by using other current projects as model homes. This has resulted in many sales prior to completion.

Procedure

  • Each project will be owned by an LLC and Master Builders shall be the managing member of the LLC
  • Each Investor will owned part of the LLC based on the cash investment amount
  • Investors will provide the capital needed for acquisition and the renovation cost
  • In return investor will get a preferred annual return plus a percentage of the net proceeds
  • All returns will be paid to investors when the project is sold
  • When a project is chosen, investors will be notified to attend a property presentation and indicate their interest and investment amount
  • Each property will be owned by a single purpose entity LLC that will be governed by an operating agreement that shall be signed by all parties as soon as possible after a property is placed under contract
